The Honest Downsides

I'd rather you hear this from me than discover it after you've bought. Wascana View is an exceptional neighbourhood, but it's not for everyone.

The pricing is premium — $600K to $1.7M. There's no getting around it. If your budget is under $600K, Wascana View isn't realistic, and I'd rather point you somewhere that works than waste your time. Nearby Varsity Park offers a more accessible price point with a similar southeast location.

It's car-dependent. There's no commercial within the neighbourhood — no corner store, no coffee shop, no walkable groceries. You'll drive 5 to 10 minutes for errands. Triple garages are common here for a reason. If walkable amenities matter to you, this isn't the right fit.

The homes are 20 to 30 years old. The construction quality is excellent — these were custom builds. But roofs, furnaces, and windows all have lifespans, and some are coming due. Factor that into your budget and get a thorough inspection.

Crosbie Park, with its pirate-themed accessible playground, was open and ready for families before most of the surrounding streets had houses on them. Kiswahep Park adds to the green space as well. All told, there are over 24 acres of parkland within this 180-acre community. That's roughly 13% of the entire neighbourhood dedicated to parks and green space.

The Ducks Unlimited partnership created 1.8 kilometres of naturalized walking trails that wind through native prairie habitat and stormwater wetlands. It doesn't feel like a typical suburban trail — the plantings are intentional, the habitat is real, and you'll see birds and wildlife you wouldn't expect in a city neighbourhood.

For shopping and recreation, Sandra Schmirler Leisure Centre is nearby with a pool, fitness centre, and programming. The Aurora shopping area — Costco, Landmark Cinemas, and additional retail — is a short drive east. For daily groceries and errands, you're looking at a five to ten minute drive to the nearest major options.

High school commute. Campbell Collegiate is a 10-15 minute drive. Until new high schools are built in the southeast, that's just part of the deal with newer neighbourhoods on this side of the city.

Community still finding its identity. Eastbrook has great bones and a strong design vision, but it's young. The coffee shops, the annual events, the community character that comes with time — that's still being built. If you want an established feel right away, look at something like Woodland Grove instead.
